These types of repairs require basic tools and materials, and do not require specialized knowledge or training in order to perform. While many people prefer to DIY minor roof repairs, contact a professional if you’re uncertain about any aspect of the repair, or if you’re concerned about safety precautions. A minor roof repair can easily become a major one if it is neglected or performed incorrectly.

Common minor repairs include:

  • Gutter cleaning
  • Patching small leaks
  • Replacing missing or cracked shingles

  • Getting rid of pooled water

2. Major Repairs

Major repairs require professional expertise and specialized materials and, by extension, can cost between $1,500 and $7,000. Depending on where you live, they may also require permits and inspections throughout the repairing process. Any repairs needing extensive electrical, plumbing, HVAC or engineering work are considered major repairs. Also included are repairs for structural failures (potential and realized), any renovations to your roof or the structure of your house and any fixing of safety hazards.

Common major repairs include:

  • Electrical wiring problems
  • Extensive water damage
  • Extensive treatment of environmentally-caused issues (mold, gas, etc.)
  • Roof shrinkage or roof sagging
  • Chimney repair
  • Flashing (total replacement)

3. Replacement

If your roof is older than 20 years and has experienced significant or recurring damage, it may be necessary to replace the roof entirely. A roof with little to no damage can last more than 30 years. If you aren’t sure whether your roof needs a replacement or could continue without replacement after repairs, contact a professional roofing company.
